The Housing Trust Fund Down Payment Assistant Loan program (North & South County):

North County – In April 2022 the HTF reactivated its North County Workforce Homebuyer Program. This $2 million homebuyer assistance program provides 30-year deferred down payment loans up to $100,000 for first-time low-income homebuyers.
South County – This $3.5 million homebuyer assistance program provides 10-year simple interest only down payment loans up to $125,000 to help low to middle income workforce homebuyers in South County purchase a home. Loans for market rate homes have a 10-year term and loans for affordable resale restricted homes have a 15-year term. To learn more, visit their website or contact ylounsbury@sbhousingtrustfund.org.

Ventura County Community Development Corporation (VCCDC)

Living in California, one of the biggest barriers to becoming a homeowner is having the finances to afford a down payment. Our Lending team will work with you to access as much down payment assistance and closing cost assistance as you can qualify for! Through assistance programs like WISH, CALHOME and Hope to Home, we’ve funded more than $8.4 million in down payment assistance for low and moderate income homebuyers. HOME BUYING BENEFIT – COASTAL HOUSING MEMBER EMPLOYEES

The Home Buying Benefit makes buying a home more affordable by significantly reducing the closing costs associated with an employee’s home purchase. These benefits would be available to all of your employees, regardless of income, and not just first-time homebuyers.

MORTGAGE REFINANCE BENEFIT – COASTAL HOUSING MEMBER EMPLOYEES

If an employee is considering refinancing their mortgage, they would be eligible for savings on some of the up-front costs of refinancing through the Mortgage Refinance Benefit.

MOVING BENEFIT – COASTAL HOUSING MEMBER EMPLOYEES

Coastal Housing Partnership has a relationship with a local green moving company to offer savings on the costs of an employee’s move.

RENTAL BENEFIT – COASTAL HOUSING MEMBER EMPLOYEES

Coastal Housing Partnership has partnered with several local landlords to offer monthly rental reductions through the Rental Assistance Benefit. A dedicated rental search site of rentals in Santa Barbara & Ventura Counties is available to employees of member companies.

HABITAT FOR HUMANITY SANTA BARBARA HOME REPAIR PROGRAM

The Habitat for Humanity home repair program provides critical repairs, modifications, and maintenance specific to each homeowner’s lifestyle to preserve their home. Habitat Santa Barbara provides low-income homeowners with free interior and exterior home repairs.
